Rocky Point is a boutique Nicaragua
beachfront development limited to just 34 estates. This
Nicaragua property is absolutely
stunning and pictures do not do it justice. The gentle slope
is full of trees that flow onto the sand and lava rocks which
continue into the Pacific Ocean. The beach directly in front
of Rocky Point always has some patches of sand and at certain

Chinandega (the 4th largest Nicaraguan city) is less than a half
hour away for all your amenities and health care needs. It is
just 2.5 hours from the International Airport in Managua on
brand new highways.
While discussing our overall goals for this
very special 9-acre Nicaragua beachfront property, the first question
we asked was, "How can we develop this beautiful piece of land while
adding value to the local community, maintaining the natural integrity
of the land, and also maximizing the quality of life for the new
owners?" This required slowing down for just a moment and reflecting
on how we can truly live in harmony with our environment. We believe
Rocky Point, a development that balances a high standard of living
with innovative environment-enhancing design, is the answer.
Rocky Point enjoys over 1200 feet of Nicaragua
beachfront with a nice slope allowing for all the lots to have incredible
views of the ocean and surf. The lots are staggered to provide views from
every lot and the beachfront lots are limited to one story, which allows
better views from the back. The development of the master plan was done
by a firm out of La Jolla, California to ensure the best estate sites
while maintaining the natural integrity of the land and the best privacy
for each lot. The grounds have some great foliage and trees that will be
enhanced by multi-colored Bougainvillea and Hibiscus as well as exotic palms.
After rigorous planning for two years we were confident when we broke ground
in July of 2011. On a daily basis we are closely monitoring the construction
of the site to ensure top quality.
If surfing is your thing, there are two excellent surf
breaks right in front of Rocky Point. Taking a short 200 yard walk to Nahualapa
Bay will also bring several more nice peaks. Just beyond that, Playa Santa Maria
offers miles of beaches and surf for beginners as well as swimmers of all levels.

Although the area is just getting discovered there are
currently 8 restaurants close by with 5 of them opening in the last year. Two
are within walking distance of the property.
The developer of this project is also a lot owner and has
experience in both Chinandega & Managua. Rocky Point will employ strict CC&R’s
and HOA’s to make sure all homes maintain a high quality standard and to ensure
that the whole property is always beautifully maintained. All home designs,
building materials, and colors will need to be approved by the board. The
project will begin with the US Standard for earth movement to ensure proper
drainage and provide solid ground for quality construction. This is very rare
for Nicaragua real estate developments and the reason that so many gorgeous
homes end up shifting and cracking...this will not happen in Rocky Point. To
maintain the natural integrity of the land underground electricity and a high
standard septic system will be installed. Water will be provided to each lot.
We will be building a small clubhouse and pool at the entrance of the property.
